How Much Is My Home Worth? Market Value vs Developer Value
Before you downsize, sell or build, you need to know what your property is really worth, and to whom.
A family buyer and a developer can value the same home very differently.
What Is Market Value?
Market value is what a typical buyer would pay for your home as it stands. The quickest guide is recent sales of similar homes nearby: last three months, within the same suburb, with similar land size, condition, bedrooms, bathrooms and parking.
Comparable sales are not always available, and every estimate depends on conditions at the time. Local agents will give you an appraisal too, but be aware some inflate it to win the listing.
What Is Developer Value?
Developers value your property on what can be built on the land and the profit they expect to make. Zoning, lot size, frontage, slope, services and nearby approvals all matter, not the kitchen or the carpet.
An astute owner checks both values before choosing a path. A tired house on a big, well-zoned block can be worth far more to a developer than to a family buyer.

- Zoning and lot size matter
- Bought by builders and developers
Use the Numbers to Choose Your Path
Once you know both numbers you can compare your options properly: sell privately, renovate first, build on the land or downsize and boost super.
